Your CAM reconciliation is probably wrong. You have 60 days to say so.
Audits of commercial CAM statements find material errors in 30–40% of them, averaging $9,000–$12,000 a year per tenant. Audit firms won't take a lease under $50,000 in annual CAM. Send us the lease and the statement; we'll tell you what to dispute and write the letter.

How it works
- Pay $149 and upload two documents: your lease (with amendments) and the landlord's reconciliation statement. Prior-year statements help if you have them.
- We read the lease's CAM, cap, exclusion and audit-rights clauses, then test every statement line against them.
- Within 48 hours you get a findings report with dollar amounts and clause citations, plus a dispute letter ready to send before your window closes.
Most leases give 60–90 days from receipt of the statement to object in writing. After that the number stands.
